The First-Time Homeowner's Guide to Home Maintenance in Kansas City

Everything you didn't know you needed to know, organized by season, priority, and "call someone for this."

By HerHaven Home Services | Kansas City Metro | April 2026

Buying your first home in Kansas City is one of the most exciting things you'll do. It's also the beginning of a long relationship with your HVAC filter, your gutters, your caulking gun, and a rotating cast of contractors whose trustworthiness you'll have to evaluate with basically no prior experience.

This guide is for you. Consider it the maintenance orientation your realtor didn't have time to give you.

The First Week: Do These Immediately

  • Change every exterior lock. You don't know who has copies of the existing keys, previous owners, contractors, neighbors, real estate agents. This is non-negotiable.
  • Locate your main water shutoff valve. When a pipe bursts, you have seconds, not minutes, to find it. Know where it is before you need it.
  • Find your electrical panel. Label any unlabeled breakers now, before an emergency makes it stressful.
  • Test every smoke detector and CO alarm. Replace batteries. Replace any unit older than 10 years.
  • Change your HVAC filter. Even if it "looks okay." You don't know how long it's been.
HerHaven Can Help With Move-In Week

Lock replacement, smoke detector installation, and minor repairs from your inspection report are all services we handle regularly for new Kansas City homeowners. Book a move-in visit and we'll knock it all out in one trip.

Your Kansas City Seasonal Maintenance Calendar

KC's climate is no joke, hot, humid summers, unpredictable winters, and spring storm seasons that test your gutters and sump pump. Here's what to stay on top of each season:

🌸 Spring
  • Check roof after winter
  • Clean gutters (spring rains)
  • Service AC before summer
  • Caulk windows & doors
  • Check sump pump
  • Inspect deck/porch
☀️ Summer
  • Change HVAC filter monthly
  • Check attic ventilation
  • Inspect window screens
  • Trim trees near house
  • Check outdoor faucets
🍂 Fall
  • Clean gutters (leaf season)
  • Service furnace
  • Drain outdoor hose bibs
  • Seal any drafty doors
  • Test smoke detectors
  • Stock storm supplies
❄️ Winter
  • Know pipe insulation spots
  • Check attic insulation
  • Keep cabinet doors open in cold snaps
  • Clear snow from vents
  • Change HVAC filter

Repairs You Can DIY vs. Repairs You Should Hire Out

Probably Fine to DIY

  • Replacing a light switch or outlet cover
  • Patching a small drywall hole (less than 4 inches)
  • Replacing a toilet flapper
  • Caulking a tub or window
  • Tightening door hinges and handles

Hire a Professional

  • Anything involving your electrical panel
  • Plumbing beyond a simple flapper or aerator
  • Anything structural (walls, floors, joists)
  • Roof work beyond cleaning gutters
  • HVAC repair or replacement
  • Large drywall patches or full-room repairs

Building Your "Kansas City Home Services" Team

One of the best things you can do as a new homeowner is build relationships with reliable contractors before you desperately need them. At minimum, find and vet your sources for:

  • A general handyman/handywoman service for everyday repairs
  • An HVAC company for annual maintenance and emergency calls
  • A licensed plumber
  • A licensed electrician

For the everyday repairs category, painting, flooring, assembly, drywall, safety upgrades, and general home maintenance, HerHaven is the Kansas City service we'd put on that list. Background-checked technicians, transparent pricing, and a team that understands why it matters who you let in your door.

Frequently Asked Questions

In your first week: change all exterior locks, locate your water shutoff and electrical panel, test smoke and CO detectors, and change the HVAC filter. These four tasks take less than a day and protect you from the most common first-year homeowner emergencies.

Look for a licensed, insured company with background-checked technicians and real reviews. Get a written estimate before any work begins. HerHaven Home Services is specifically designed for new homeowners who want a trustworthy, professional experience.

Change all exterior door locks immediately. You don't know who has copies of the existing keys. After that, locate your main water shutoff valve, electrical panel, and gas shutoff so you're prepared for any emergency.

Every 1–3 months, depending on the filter type and whether you have pets. In summer, when KC's AC runs constantly, monthly changes are smart. In milder seasons, every 2–3 months is usually adequate.
